These rules exist to protect every resident's safety, sobriety, and dignity. Residents receive 3 warnings before discharge. Rules marked with ⚠ are zero tolerance — immediate removal, no warnings.

Safety
No loitering or hanging out in the front yard for any reason — the back patio is for this purpose
Keep all entry and exit doors closed and locked at all times
No weapons, drugs, or paraphernalia of any kind on the premises
Do not leave items on the floor that may cause a slipping or trip hazard
If you spill anything on the floor, immediately wipe it up and place a wet floor sign
In case of an emergency, all residents must sign in and out of the home when leaving the property

General Living
Do not steal or use another person's items without permission
Do not open or enter any cabinets or closets with locks
Turn lights off when not in use
You may NOT enter another resident's room at any time
Keep your room door closed at all times
Clothes must be worn outside of your room
Never leave personal items unattended in common areas of the home
Kitchen closes at 8:00 PM nightly
Residents may enter the home during these hours only: 6 AM–11 PM Sun–Thu · 6 AM–12 AM Fri–Sat. TV off at midnight. 24-hour prior written notice required for any exception.
If you are diabetic or need to use a syringe, you must have a medical-grade sharps container to dispose of used needles properly

Smoking, Alcohol & Drugs
Smoking on back patio ONLY
No alcohol consumption or storage of alcohol in or around the premises
Do not share medication with other residents
No storage or use of illegal drugs or unprescribed medication allowed
Everyone is subject to random urinalysis (UA)

Cleanliness
Put trash in the trash can; put dirty dishes in the sink; clean up after using the bathroom
Your room shall be kept in an orderly and sanitary condition at ALL times
Food is only to be consumed in the kitchen
Food is NOT ALLOWED in bedrooms at any time
If you spill anything or make a mess anywhere — including your room — you are responsible for cleaning it up

Your Room
You may NOT enter another resident's room at any time
Mattress covers must NEVER be removed
Keep room door closed at all times
Keep personal items inside of your room; valuable items should be secured
All rooms are subject to search by Sober Life Sanctuary house staff

Personal Hygiene
Diapers, bed pads, or any personal hygiene items must be disposed of properly
You shall keep up with personal hygiene by bathing and brushing your teeth frequently
You shall have no complaints that you or your personal space has offensive odors

Behavior
No aggressive or violent behavior — EVER
No profanity or offensive language directed at any residents, neighbors, or Sober Life Sanctuary staff or helpers
No lending or borrowing money, cars, or other property from other residents or neighbors
All residents must attend outpatient treatment
No romantic advances on Sober Life Sanctuary staff

Payments & Residency
Rent is due the 1st–4th of each month depending on the date you receive your income
Payment in full is due by no later than the 5th of each month via third-party representative payee or autopay
You are required to notify House Leader a minimum of 30 days prior to vacating the premises
"Vacating" is defined as ALL of your belongings and yourself leaving the property
There are no refunds under any circumstances
Management may terminate this license agreement at any time
Sober Life Sanctuary LLC reserves the right to relocate residents to other cooperatives at its discretion
⚠ Immediate Removal — Zero Tolerance Offenses
The following result in immediate termination of license with no warnings and possible criminal charges under Arizona State Penal Code "Trespassing":
Drugs, alcohol, or paraphernalia on premises · Weapons of any kind · Physical violence or threats toward any person · Food in bedrooms · Entering another resident's room
Residents found in violation of any zero-tolerance rule will be banned from all Sober Life Sanctuary properties.
All residents must sign this License Agreement prior to move-in. Please read every section carefully. You are encouraged to have your own legal counsel review this agreement if you wish.
📋 Key Acknowledgments
THIS AGREEMENT IS NOT A LEASE. This is a license to occupy — not a tenancy — and is governed by different legal rules than a standard rental lease.
Sober Life Sanctuary provides and pays for utilities, furnishings, and cleaning services, and controls all keys to the premises and individual rooms
Violation of any rules may result in you being considered a criminal trespasser and subject to arrest under Arizona State Penal Code "Trespassing"
Sober Life Sanctuary has broad authority to lien all property contained within your room for unpaid fees
Sober Life Sanctuary is NOT an assisted living facility or nursing home and does not provide assistance with activities of daily living
Any damages beyond normal wear and tear will be your financial responsibility
💵 I. Fees
The resident agrees to pay the basic rate as of the date of this agreement: $800 per month (shared room) or $1,000 per month (single room), plus a non-refundable move-in fee of $200.
Payment is due the 1st–4th of each month, depending on when the licensee receives their income. Payment in full is due no later than the 5th via third-party representative payee or autopay.
🐛 II. Pest Control & Infestation
Prior to move-in, the licensee certifies they have inspected the property and observed no evidence of bed bugs, rodents, or other infestations. If bugs or infestations are later found, they will be deemed to have been introduced by the licensee.
The licensee will be responsible for all pest treatment costs, including cleaning and pest control treatments. If other residents must be relocated for treatment, you are liable for lost income and relocation expenses.
If we confirm infestation, you must cooperate with pest control agents at your expense, follow all directions, and may be required to temporarily vacate and remove all furniture and belongings.
🏠 III. Responsibilities of Licensee
Payment of monthly fees on time
Supply of all personal clothing, medicine management, doctor visits, transportation, and other day-to-day needs
All activities of daily living are your sole responsibility — Sober Life Sanctuary staff do not assist with bathing, medications, food preparation, transportation, dressing, or any other daily activity
🔧 IV. Property Maintenance
Keep the property clean and sanitary at all times
Promptly dispose of all garbage in appropriate receptacles
Take action to promptly eliminate any dangerous condition on the property or in your room
Certify that you will perform all activities of daily living without assistance from any Sober Life Sanctuary representative
Certify that you have inspected your room and that it is clean and well-maintained upon move-in
⚖️ V. Indemnification & Liability Waiver
By signing this agreement, you agree to:
Release and discharge Sober Life Sanctuary LLC, its agents, owners, directors, and employees from any claims arising out of or related to housing or services provided, including injuries, accidents, death, acts of God, theft, vandalism, fire, water, smoke, or damage to your property.
Indemnify Sober Life Sanctuary against all liability for bodily injury or property damage caused in the course of this agreement
Assume all risk of harm from use of any pools, trampolines, or recreational facilities on property
Acknowledge that Sober Life Sanctuary is not liable for damage caused by other licensees, theft, vandalism, fire, water, smoke, or explosions, unless arising solely from Sober Life Sanctuary's own negligence
Maximum attorney's fees: Any prevailing party in legal proceedings related to this agreement is entitled to recover a maximum of $500 in attorney's fees from the non-prevailing party.
📷 VI. Security Cameras
Security cameras are used at this facility to ensure security from theft, unauthorized access, or property damage. All security cameras record both video and audio and are positioned so as not to interfere with residents' peaceful possession or privacy. By signing, you accept monitoring of interior living spaces and exterior spaces and agree not to tamper with security cameras.
📜 VII. Rules & Discharge
You may be fined and/or discharged for violation of house rules or destruction of property
You are required to provide a minimum of 30 days' notice prior to vacating
There are no refunds under any circumstances
Threats or acts of physical violence against other licensees or management will result in immediate termination and may result in criminal charges
Management of Sober Life Sanctuary may terminate this agreement at any time
Some food is sourced from the community; licensees are expected to participate in these resources
Note: Sober Life Sanctuary is not yet a licensed Sober Living Home. Drug and alcohol policies are enforced; once licensed by ADHS, formal testing protocols will be implemented.
